From California to Florida, landowners have chosen Newland as their development partner.
Symphony Park, Las Vegas
In 2005 Newland was retained by the City of Las Vegas to act as development manager, overseeing the design, development and sale of Symphony Park, the City's 61-acre downtown re-development project located in the heart of Las Vegas. Considered the single most important element of the revitalization of downtown Las Vegas, Symphony Park is currently planned for 10 million square feet and will include 1.8 million square feet of office/medical, 4.5 million square feet of residential, 475,000 square feet of retail, two hotels and The Smith Center for the Performing Arts. www.symphonypark.com
"Symphony Park represents the next chapter in the City's ongoing evolution and will create an authentic urban destination for locals - those who live and work in southern Nevada. We appreciate what Newland has brought to the table in terms of leadership and resources. Together we are moving forward with the City's most significant downtown development project, ever." - Las Vegas Mayor Oscar B. Goodman

4S Ranch, San Diego
For years, Newland Communities has worked closely with the Ralphs family to develop 4S Ranch in San Diego. Since 1938, the Ralphs family has owned the land. A partnership was put into place to give the Ralphs family the protection of not having to place debt on the property, with a development partner strong enough to fund a multi-year entitlement process that started during a period of recession. After five years of entitlement processing and $20 million of expenses, the community was approved in 1998 to become a beautifully designed, pedestrian-friendly, family oriented community. The partnership with Newland gave the Ralphs substantial land value and profit sharing once entitlements were approved, as well as a community they could be proud of and enjoy while continuing to live within 4S Ranch. www.4SRanch.com
"Newland Communities has lived up to the letter and spirit of the partnership. They stepped up and asked what they could do for us. They went above and beyond anything we could have possibly expected. They are great partners." - Tom Ralphs, development partner and previous landowner of 4S Ranch

FishHawk Ranch, Tampa
FishHawk Ranch was held in limited partnership with numerous limited partners who had invested in the land for several years to take the project through the entitlement process. The partnership had a need to repay project loans yet felt the upside in the property was considerable. By structuring a transaction that met the partner's immediate cash needs, recognizing the development risks and providing the front-end capital required to start development; we came up with an arrangement whereby the landowners would realize additional return. Our limited partners have received considerably more for the property than they would have been able to get through an outright sale of the land, and they have expressed to us their pride in the community that has been developed. FishHawk Ranch has achieved numerous awards as one of the best communities in the Tampa area. www.fishhawkranch.com
"Newland Communities has proven through its careful preservation of the natural habitats, as well as their enhancement of the developed areas that they are the top developer of master-planned communities among their peers in the development industry." - Glen Cross, Limited Partner and previous landowner of FishHawk Ranch
